Please sign , date, and return
rental agreement in order to secure your reservation. If
using a credit card, you may fax or mail this signed agreement back or
if using a check you can mail it back with your check. Your
signature on this agreement, or taking possession of the cabin after
receipt of this agreement, or payment of money is evidence of
our acceptance of the agreement and your intent to use this for a
vacation rental. You will be sent a confirmation letter as soon
as this signed agreement and payment is received.
Rental fees and prepaid rent
Reservations require at least a 50% deposit made by credit card or
check to guarantee your reservation. Your check or credit
card along with this signed agreement must be received before the
rental unit will be secured for your reservation. It is your
responsibility to provide your credit card number and make sure your
final balance is received at least 1 month prior to your arrival date.
If a reservation is made within 30 days of arrival date rental fees
must be paid in full at time of booking. We will regretfully have
to cancel your reservation if the final balance is not received by the
due date on this agreement and there will be no refund issued.
Cancellation policy and refunds:
that plans can go astray. However, we rely primarily on advance
reservations and cancellations cannot always be filled. So to be
fair to all concerned, our policy is as follows: Any rental fees paid,
less a $50 processing fee plus any credit card fees, are refundable, if
the reservation is canceled at least 60 days prior to your arrival
date. If you cancel during the 60 days prior to your arrival, you
will forfeit all rental fees collected. If the canceled
reservation is re- booked, we will refund your forfeited rental fee,
less a $50 processing fee plus any credit card fees, after the end of
that rental. No shows will be charged in full unless the cabin is
re-rented. We recommend that you purchase trip insurance to cover

Prior to your arrival a credit card number must be given to keep on
file for a security deposit. This is to protect us from possible
damages to our property. Security charges will only be applied to your
credit card if necessary and you will be notified Guests are
financially responsible for all damages and additional cleaning fees
if necessary. Should our managers find the cabin in an
unacceptable condition upon your departure, your security deposit will
be used for extra cleaning, damage repairs, replacement of missing
contents expenses resulting from agreement violations such as smoking
in the cabin, trash left in cabin, dirty dishes left unwashed,
furniture moved, etc...

you will verify the number in your party. For verification of
your identity, we will ask you to provide us a copy of your drivers
license and your credit card and CCV number with name and billing
address. You will be required to have a credit card number on
file for your security deposit and your vehicles must be
registered. You will receive window tags for all vehicles in your
party to be displayed while you are a guest of our resort, and a key to
your cabin. Office hours vary
depending on the season. If you
will not be checking in until after 8:oopm you must notify the office
before arrival or you will be charged an additional $20 late check-in
The renter agrees that
will not claim any charge backs or credits from his/her credit card
company for any fees charged to his/her credit card, including but not
limited to deposit, rental, or additional damage or security

plans, or early departures. All guests are financially
responsible for the entire booking once your reservation has been made.
Returned check fee:
is a $50.00 per check fee for all returned checks.
We cater to families and strive to provide an upscale family mountain
vacation rental experience. Renters agree to abide by our Happy
Acre Resort rules that are posted in each cabin.
Each cabin comes fully furnished
including dishes, silverware, cookware, coffee maker, filters,
microwave, a limited supply of toilet paper and paper towels, dish
soap, hand soap, and cleaning supplies. You provide your linens
or you can rent them from the office for a $10 per person fee. This
includes sheets and towels and blankets. Do not rearrange
furniture. The managers are not responsible for any item left in
a cabin by a renter. If the managers are requested by the renter
to return any item left in a cabin, items will be returned by UPS of US
Postal Service for a service charge of shipping costs plus $15.00
report any problems or damages in your cabin the day of check-in to the
managers. If not reported, we must assume the damage or loss
occurred during your occupancy and we will have to charge you.
When maintenance needs arise during your stay please contact the
managers. It may be necessary for them to enter the cabin during
reasonable hours to perform minor repairs. There will be no
refunds for the malfunction of any equipment including but not limited
to air conditioning, TV, appliances or power outages.
Housekeeping is not provided during your stay but can be arranged ahead
of time for a fee. Our housekeeper takes great care to provide
you with a clean cabin and tips are appreciated.
Minimum Age required to
cabin is 21 years and the person who books the cabin must stay at
the cabin for the entire rental period. Sub-letting or parents
renting for their children under the age of 21 is NOT allowed. No student groups or house parties of any
number of persons occupying your cabin shall not exceed the number
stated on your reservation. If additional persons are added after
your reservation is secured you must inform us upon arrival and charges
will be added as necessary. Renters may be subject to
cancellation/penalties if numbers exceed confirmed occupants
listed. This is a violation of the rental agreement.
All visitors to your cabin MUST
the office and sign in. They will be required to present a
license and will receive a visitors tag to display in their
All daytime visitors will be charged a $3 per person fee, and an $8 per
fee. Children under 5 years old are free. Overnight visitors will be
according to our extra person fees as stated in our rules and our
$25/pet fee. Resort
quiet hour is at 10:00pm. This means no loud noises, including laughter
10pm. All music must be completely
turned off. Alcohol is allowed with
moderation only and must be kept in your site. This is not a party hang
out. We are a family oriented, peaceful
catering to those that want an enjoyable vacation experience. Day
MUST leave the resort by 9:30 PM.
Phones: We are
the mountains and only Verizon cell
phones work at our resort.
Pets: We are a pet
friendly resort therefore we do allow pets in our resort. There
is a $25per/pet fee. Please
keep your pet on a leash at all times and clean up after them. Do
not leave pets unattended and outside the rental unit. Pets are
not allowed inside the pool
area, office, bathhouse, or any resort buildings. Aggressive pets are not welcome.
Check-In and Check-Out times:
Check-in is 4:00pm and
check-out is 11:00am. While we make every effort to have
cabin ready, there may be a delay during peak season and your patience
is appreciated. An additional nights stay will be charged
for late check-outs.
Smoking and smoke detectors:
There is no smoking allowed in our cabins, our pool area, bathhouse,
office or any of our resort buildings. If we find evidence of
smoking inside any of our properties, you will forfeit your entire
security deposit, There are smoke detectors in all of our cabins,
do not unplug or remove the batteries from them. There are also
fire extinguishers under every kitchen sink in case of an emergency.
Campfires: All our
cabins have fire rings and there is firewood for sale at our
office. We enforce all local burn bans.
Pool: Our pool is
from Memorial Day to Labor Day and is exclusively for our guests. You
a pool pass in order to use the pool. All persons in your party
must come to the office to receive their pool pass. Our pool
rules are posted at the pool and will be strictly enforced. You will
not be allowed to use the pool without a pool pass.
guests are required to leave the property in the same
general condition at was when they arrived. Please comply with
the following before check-out:
1. Dishes, pots, pans, silverware and
utensils should be washed and put away.
2. Charcoal or gas grill cleaned and gas
3. Windows and doors closed and locked,
All lights turned off to conserve energy.
4. Thermostat set to 50 degrees when on heat
setting and air conditioners turned off.
5. All garbage and trash bagged and placed in
dumpster located by office.
6. Property left neat and in order.

This property is privately
owned. The renter accepts renting privileges with the
understanding the he/she does hereby release Happy Acres Resort, its
officers and employees of all liability for loss or damage to property
and injury, against claims resulting from loss or damage to property or
injury to the person of any member of the family or guest of the
registered renters arising out of the use of the resort
